At 2249 W Belmont Ave, we’re introducing a boutique six-unit new-construction building designed for extra-wide living and a modern, elevated feel.
Inside, we’ll carry the same design-forward direction as 2252 W Chicago: warm wide-plank hardwoods, crisp wall finishes, and a high-contrast palette with modern hardware and fixtures.
Kitchens are intended to be the centerpiece with custom cabinetry, quartz surfaces, and a premium appliance package, plus oversized islands/peninsulas designed for real seating.

This building is made with dry blocks and Endicott Grey Velour Norman brick supplied by Werden Buck Company. Stucco was used between floors.
We used the water-repellent block to keep the walls waterproof. The wall top is covered with metal coping. The foundation and driveway are made of concrete, the roof is made of rubber, and the exterior uses bricks.
2249 W Belmont Ave sits in Roscoe Village / North Center, a “village within the city” known for independent shops, casual spots, and sidewalk cafés. It’s also very commuter-friendly: you’re close to the CTA Brown Line (Paulina station) and right on the #77 Belmont bus corridor for easy getting around.
For parks and outdoor time, you’re near two big neighborhood favorites. Hamlin Park is a substantial park with a fieldhouse that includes a fitness center and two gymnasiums, plus lots of programming space. Revere Park is another nearby option with a large park footprint and additional facilities, giving you great everyday “walk to the park” convenience.
What makes 2249 Belmont especially cool is how the building format fits the neighborhood: a small-scale, thoughtfully designed collection that feels exclusive, not crowded. Duplex homes bring that “wow” factor—more separation, more space, and a true single-family vibe—while the simplexes offer a clean, easy-living option without sacrificing finishes. The result is a six-unit project built around comfort, light, and craftsmanship, with the kind of detail buyers notice the second they walk in.
